Dutchtown is moving faster and holding price better than other parts of Ascension

Real estate, Ascension Parish Investment Deal

Here is the one thing that matters most right now. Dutchtown has 2.5 months of supply. The Real Estate Data Aggregator counted that for the three months ending July 31, 2026. That is the tightest reading in this group of Ascension ZIP codes. Tight supply means buyers have less to choose from. Less to choose from means your home does not sit.

BR Business Report covered this on September 29, 2026. FMOL Health is putting $59 million into a new three-story, 71,000 square foot healthcare building in Ascension Parish. That kind of investment brings jobs. Jobs bring people. People need homes.

Dutchtown versus the rest of Ascension

The Real Estate Data Aggregator tracks four ZIP codes in this part of Ascension Parish. Dutchtown (70769) leads on speed and supply. The others tell a different story.

Dutchtown's median sale price held at $355,000, up 1.4% from a year before, according to the Real Estate Data Aggregator. ZIP 70737 and ZIP 70734 each dropped 4.1% over the same period. That gap is real, and it matters if you are deciding where to buy or whether to sell.

Speed tells the story

The Real Estate Data Aggregator put Dutchtown's median days on market at 33 for the three months ending July 31, 2026. That is 6 days shorter than a year before. ZIP 70734 sat at 88 days. That is not a small difference. If you price right in Dutchtown, buyers are not making you wait.

Inventory is shrinking across the parish

Across all four ZIP codes combined, the Real Estate Data Aggregator counted 452 homes for sale in the three months ending July 31, 2026. That is down 7.2% from a year before. Pending sales across the same group rose 7%. More buyers, fewer homes. That math favors sellers in every part of Ascension right now, but Dutchtown is the tightest of the four.

One national number worth knowing

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025, as of September 30, 2026. That slows some buyers. It has not stopped Dutchtown's market, but it is a real cost for anyone financing a purchase right now.

In short
  1. Dutchtown is the tightest, fastest part of Ascension Parish right now.
  2. Supply is down, prices held up, and homes are moving in 33 days.
  3. A $59 million healthcare expansion is coming to the parish.
  4. The numbers say buyers are still showing up.
  5. If you own in Dutchtown, that is good news.
  6. If you are buying there, expect less room to negotiate than in the slower ZIP codes.

One note: these are ZIP code numbers. One street inside a ZIP can read very differently from the whole. A pocket with more rentals or a different price range will have its own story. The ZIP gives you the direction. Your specific address gives you the real answer.
