South Baton Rouge inventory is down hard, and buyers are moving faster

Here is the number that matters most if you own in this part of South Baton Rouge. The Real Estate Data Aggregator counted only 236 homes for sale in ZIP 70810 in the three months ending July 31, 2026. That is down 25.8% from the same stretch a year before. Fewer listings means less competition for a well-priced home.

New listings dropped too. The Real Estate Data Aggregator recorded 237 new listings in that same window, down 24% year over year. Sellers are not rushing in. That keeps the shelf from getting crowded.

Nationally, the picture looks different. Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Realtor.com also put mortgage rates above 7% for the first time since January 2025. Those are real headwinds for buyers everywhere.

But this corner of South Baton Rouge is not the national average. The Real Estate Data Aggregator put months of supply at 3 months here, down 1.1 months from a year ago. Three months is a tight market. It does not guarantee a fast sale, but you are not swimming against the tide either.

Buyers are not sitting still

The Real Estate Data Aggregator counted 217 pending sales in 70810 in the three months ending July 31, 2026. That is up 14.2% from the same period last year. Buyers are still writing contracts.

Speed picked up too. The Real Estate Data Aggregator found that 30.9% of homes went under contract within two weeks of listing, up 6.2 points year over year. Nearly 1 in 3 homes here did not sit long at all.

Median days on market came in at 40 days, which is 11 days shorter than the same window a year ago. Not every home sold fast. But the middle of the market moved noticeably quicker.

What sellers actually got

The Real Estate Data Aggregator put the median sale price at $355,641 in 70810 for the three months ending July 31, 2026. That is up 2.5% from a year before. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. This pocket of South Baton Rouge tracked right alongside that national number.

Sellers averaged 98.7% of list price, up 0.2 points year over year, according to the Real Estate Data Aggregator. That means most sellers gave up very little. The Real Estate Data Aggregator also found that 20.8% of homes sold above list price, up 2.3 points from a year ago. That is not every home. But it is nearly 1 in 5.

The honest read

Mortgage rates above 7% are real. Realtor.com confirmed that. Buyers feel it, and it slows some decisions. Price still has to be right. The national data from Realtor.com shows what happens when it is not: 20.8% of listings nationwide took cuts in September.

But low supply here works in a seller's favor. The Real Estate Data Aggregator counted 245 homes sold in 70810 in the three months ending July 31, 2026, up 2.9% year over year. Homes are moving. The market is not broken.
