This Part of South Baton Rouge Has Fewer Listings, But Buyers Are Still Moving
Here is the number that matters most if you own a home in this part of South Baton Rouge. The Real Estate Data Aggregator counted 236 homes for sale in ZIP 70810 for the three months ending July 31, 2026. That is down 25.8% from the same period a year before. Fewer homes on the market means less competition for your listing. That is not a small shift.
And buyers did not sit on the sidelines. The Real Estate Data Aggregator counted 245 homes sold in ZIP 70810 over those same three months. That is up 2.9% from a year before. Sales up, inventory down. That combination tends to favor sellers.
Prices Held, and Homes Sold Closer to List
The Real Estate Data Aggregator put the median sale price in ZIP 70810 at $355,641 for the three months ending July 31, 2026. That is up 2.5% from the same period in 2025. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. This ZIP code kept pace with the national number. That is worth noting.
Sellers also got closer to what they asked. The Real Estate Data Aggregator found the average sale price was 98.7% of list price. That is up 0.2 points from a year before. Nearly 1 in 5 homes, 20.8% to be exact, sold above list price. That share rose 2.3 points year over year.
Homes Are Going Under Contract Faster
The Real Estate Data Aggregator found that 30.9% of homes in ZIP 70810 went under contract within two weeks of listing. That share is up 6.2 points from a year ago. Nearly 1 in 3 homes did not sit long. The median days on market was 40 days, which is 11 days shorter than the same period in 2025. Faster is better for sellers.
One Note on the Bigger Picture
Nationally, rates climbed back above 7% for the first time since January 2025, according to Realtor.com. Realtor.com also reported that price cuts hit 20.8% of listings in September, the highest since October 2022. Those are headwinds for buyers. They matter here because a buyer who feels squeezed on rate is a buyer who watches price closely.
BR Business Report put the trailing 12-month commercial real estate sales volume in East Baton Rouge Parish at $887.8 million as of the end of August. That figure dipped 3.04% from the previous month. Commercial activity does not move residential prices directly. But it does signal that money is still moving in this parish.
- In ZIP 70810, for the three months ending July 31, 2026: inventory fell 25.8%, sales rose 2.9%, the median price reached $355,641, and homes went under contract 11 days faster than a year ago.
- With 3 months of supply, this is not a wide-open buyer's market.
- Pricing and prep still matter, but the conditions lean toward a seller who is ready.
One thing I will say plainly: these are ZIP-code numbers. One street, one pocket, one block can read very differently from the whole. The numbers above are a starting point, not the final word on your home.
