Walker is moving, even with rates above 7%

These numbers cover the three months ending July 31, 2026. That is the story right now in Walker, ZIP 70785.

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That is the headline everybody saw. Here is what actually happened in Walker during that same stretch.

The Real Estate Data Aggregator counted 72 homes sold in ZIP 70785 in the three months ending July 31, 2026. That is up 14.3% from the same period a year before. Buyers did not disappear when rates climbed.

The Real Estate Data Aggregator showed 83 pending sales in Walker. That is the pipeline of buyers already under contract. Supply fell too, down to 3.7 months. Sellers still have real leverage here, but it is not unlimited.

Speed is the good news

The Real Estate Data Aggregator put the median days on market in Walker at 38 days. That is 11 days shorter than the same period last year. Homes are not sitting. The ones priced right are moving.

The Real Estate Data Aggregator also showed that 21.7% of Walker homes went under contract within two weeks of listing. That is roughly 1 in 5. If your price and condition are right, a quick sale is realistic.

Sellers in Walker got 99.1% of their list price on average, per the Real Estate Data Aggregator. That is up 0.9 points from a year ago. Price it right and you are leaving very little on the table.

The catch: more new listings are coming

The Real Estate Data Aggregator counted 93 new listings in Walker during the period. That is up 9.4% from a year before. More sellers are jumping in. That means your home has more competition than it did last summer.

Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. Walker is holding up better than that national picture. But the warning is worth hearing: overpriced homes are the ones getting cut.

How Walker compares with the rest of the LP

Walker is not the only story in western Livingston Parish. Denham Springs (ZIP 70706) is the other major market on this side of the parish. The Real Estate Data Aggregator counted 105 homes sold there in the same period, with a median of 50 days on market and 2.6 months of supply. Denham Springs has I-12 access and the Juban Road corridor, and those things keep demand steady.

Walker actually sells faster than Denham Springs right now. That is worth knowing. The tradeoff is that Denham Springs carries a higher median price and tighter supply. They are different markets with different buyers.

What this means if you are selling in Walker

Buyers are there. The Real Estate Data Aggregator showed 83 pending sales and only 3.7 months of supply. That is not a slow market. But 93 new listings also came in during the same period. Your home is not the only option a buyer sees.

Realtor.com reported rates above 7%. That does squeeze what buyers can afford. Price and condition are doing more work than they did two years ago. A home that needs updates and is priced at the top of its range will sit. One that is clean and priced honestly will not.

One other thing worth knowing: the BR Business Report noted in September 2026 that NextEra has proposed a 500 megawatt battery storage project in Livingston Parish. That kind of infrastructure investment is a long-term signal. It does not change what your home is worth today, but it says people are betting on this parish.
