Walker looks tighter than Denham Springs for investors

Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That is the cost of capital before you close on anything. When borrowing is this expensive, supply and pricing trends in the ZIP code you pick can make or break the math.

Walker (ZIP 70706): the tighter market

In the three months ending July 31, 2026, the Real Estate Data Aggregator counted 2.6 months of supply in ZIP 70706. That is the tightest reading in the western LP. Homes for sale dropped 33.3% from the same period a year before. Fewer choices for buyers can support seller pricing, and the numbers back that up.

A 99.3% sale-to-list ratio means sellers are getting close to what they ask. Nearly 1 in 5 homes sold above list. That does not happen in a soft market. The catch: only 90 homes were for sale in that whole period. If you are trying to place money in Walker, inventory is the constraint.

Denham Springs (ZIP 70726): more room to move, more room for risk

The Real Estate Data Aggregator counted 3.3 months of supply in ZIP 70726 for the same three months. That is 0.7 months looser than Walker. Prices rose 1.2% year over year, compared with 4.4% in Walker. The sale-to-list ratio came in at 98.6%, down 0.7 points from a year before.

Denham Springs is still the most active market in the western LP by volume. The Real Estate Data Aggregator counted 266 homes sold and 267 pending in that period. That depth matters if you ever need to sell. But the share of homes selling above list fell nearly 12 points in a year. Buyers have more leverage here than they did.

Watson (ZIP 70785): a different story worth knowing

Watson is not a quick commute to Baton Rouge, and buyers know it. But the Real Estate Data Aggregator shows something worth noting: median days on market in ZIP 70785 fell to 38 days, 11 days shorter than a year before. Pending sales rose 16.9% year over year. Prices are up 3.6%. Supply sits at 3.7 months, the loosest of the three, but the direction of travel is tightening.

What the rate environment does to all of this

Freddie Mac put the 15-year fixed rate at 6.60% as of October 1, 2026. Some investors use the shorter term to reduce interest cost. Either way, the rate is high enough that a ZIP code with softening sale-to-list ratios and falling above-list activity eats into your margin faster than it did two years ago.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Walker's 4.4% price growth beat that national number. Denham Springs' 1.2% trailed it. That gap matters when you are running a return on a leveraged purchase at 7.28%.

Realtor.com reported the national median asking rent in the 50 largest metros was $1,699 in August 2026, down 0.9% year over year. That is the national picture. The LP is more affordable than most of those metros, which can help on the rent side. But do not assume local rents held up without checking the specific property.

One more thing on the parish itself: the BR Business Report noted on September 16, 2026 that NextEra has proposed a 500-megawatt battery storage project in Livingston Parish. Projects like that can signal longer-term infrastructure investment in an area. It is too early to say what it means for property values, but it is worth knowing if you are thinking about the parish over a longer hold.

A note on the smaller ZIPs

The Real Estate Data Aggregator also counted activity in ZIPs 70754, 70462, 70711, 70744 and 70733. Volume is thin in most of them. ZIP 70744 had a median days on market of 220 days and 0% of homes sold above list. ZIP 70462 had prices down 15.8% year over year. Those are not numbers to ignore if you are looking east of the Town of Livingston. Thin markets can move fast in either direction, and a single sale can skew the data.

  1. Walker had the tightest supply, the strongest price growth and the highest sale-to-list ratio of the three main western LP markets in the three months ending July 31, 2026. That can support pricing, but it also means fewer properties to choose from.
  2. Denham Springs offers more volume and easier entry, but the pricing pressure has eased.
  3. Watson is tightening from a looser base.
  4. At a 7.28% borrowing rate, those differences are not small.

One more thing: every ZIP code above is an average. One street, one flood zone or one school boundary can read very differently from the whole. The aggregate tells you the direction. The specific address tells you the deal.
